Norfolk, VA

From Ghent to Ocean View.

Norfolk has some of the oldest plumbing in Virginia — 1900s foursquares in Ghent, brick rowhouses in Colonial Place, postwar bungalows in Ocean View — all sitting a few feet above tidal water. We've been working under those houses since 1968, and the truck is coming from right next door.

Plumbing Problems Particular To Norfolk

Norfolk is old, dense, and low. Much of the housing stock predates World War II, and a lot of what's under it — cast iron stacks, clay laterals, galvanized supply — is original or close to it.

Then there's the water. Norfolk has among the highest rates of relative sea-level rise on the East Coast, and in neighborhoods like Larchmont, The Hague, and Ocean View, tidal flooding and a shallow water table are part of how the plumbing behaves.

We've worked every one of those houses for decades — which usually means we can narrow down what's wrong before the truck pulls up.

Cast iron at the end of its life

Ghent, Colonial Place, Riverview, and Park Place are full of original cast iron drain stacks. After 80-plus years they scale shut from the inside and crack along the bottom — slow drains and sewer smell in a finished basement are the usual first signs.

Tidal flooding and a shallow table

In Larchmont, The Hague, and low parts of Ocean View, king tides and nor'easters push groundwater into cracked laterals and floor drains. A backwater valve is often the most useful thing a homeowner can install.

Clay laterals under old trees

Mature oaks and sycamores line Norfolk's older streets, and their roots find every separated clay joint. Repeat backups in the same season are the classic pattern.

Galvanized and lead-era supply

Houses built before the 1950s often still have galvanized water lines — rusty water, low pressure, and pinhole leaks are signs it's time. We replace service lines and repipe interiors, permitted and inspected.

Commonly Asked Questions

Norfolk questions, answered.

How fast can you get to Norfolk?

We're based next door in Virginia Beach with a fleet running daily across Hampton Roads, so Norfolk is close. For urgent work we aim to have someone rolling within the hour; routine appointments are usually same-day or next-day depending on when you call.

My drain backs up during king tides. What can I do?

That usually means groundwater or tidal water is getting into a cracked lateral, or the city main is surcharging back toward your house. A camera inspection tells us which. If it's the main, a backwater valve on your line stops sewage from coming back in; if it's a cracked lateral, repairing it keeps groundwater out.

Should I replace my cast iron drain stack?

Not automatically. Cast iron fails from the inside, so the outside can look fine. We scope it first — if it's scaled but sound, descaling can buy years. If it's cracked along the bottom or rotted through, we replace just the failed sections where possible, not the whole house.

My house is from the 1920s. What's likely under it?

Cast iron drains and stacks, a clay sewer lateral to the street, and galvanized steel water supply — sometimes with sections already patched in copper or PEX. None of that is a crisis on its own, but it's worth knowing what you have before something fails.

Do you handle Norfolk permits and inspections?

Yes. Gas work, backflow installs, and sewer or water line replacements are pulled, permitted, and inspected under our license. We schedule the inspection and handle the paperwork so you're not chasing the city.

Does the city or the homeowner own the sewer lateral?

In most Hampton Roads jurisdictions the homeowner owns the lateral from the house to the main, including the part under the sidewalk or street. We'll identify on camera exactly where the defect sits, and if it's on the city's side we'll tell you and point you to the right department.

We also cover Virginia Beach, Chesapeake, Portsmouth, and the rest of Hampton Roads.
